If you don’t already have a Realtor, choosing the right one can be a daunting task. Finding someone with the right combination of skills, experience and enthusiasm can take time but will be worth it in the end.

Start by interviewing a few Realtors to see if they would be a good fit for you and your home. Find out what their marketing systems are and how they plan to generate interest in your home. If you have questions about the current market or you’re uncertain about how the process works, ask them. Another strategy is to ask for references and check to see how other clients have found working with them. Realtors rely on satisfied clients for repeat business and are happy to provide you with references to speak with.

Many Realtors offer a free home evaluation. Before you make the decision as to which Realtor to choose, review the evaluations to see which ones are the most complete and contain the most information. Make sure to sign a listing agreement only when you’re satisfied your potential Realtor has answered all your questions and you’re completely comfortable with them.


Look at comparable sales in your area with your Realtor. How much are similar homes selling for? Are there issues with your home that will affect the selling price? Is it outdated and needs to be updated? Does it need a new roof, a new furnace or hot water tanks? Your Realtor has access to information that you don’t, so make sure you review it thoroughly and discuss what the best listing price for your home will likely be. You don’t want to be priced too low but you also don’t want to be priced too high. Your Realtor can make sure neither of these things happens.



Start by decluttering your home. Minimizing the clutter makes the home appear more spacious and clean. Some steps to take include:

  • Putting away most of the family pictures so people viewing the home can envision themselves in the home instead of you and your family.
  • Removing pets from the home during viewings or open houses and trying to minimize the amount of pet odors. If you can’t remove the pets, put them in crates or kennels so the potential buyers can safely walk through the home.
  • Making sure the home is clean, especially the bathrooms and kitchen. People can overlook some cosmetic issues but if your home is dirty, you may lose potential buyers.
  • If a room is in need of painting, do it. A gallon of paint can easily brighten up a tired room and make it more appealing without breaking the bank.



At a certain point in the process you’ll receive an offer from a potential buyer. Your Realtor will review the offer with you to make sure you understand all of the terms. And although you don’t have to accept the first offer that comes across the table, don’t be unrealistic. Listen to your Realtor – is it a fair offer for the current market? Does it reflect a fair price based on the condition of your home? Has there been a lot of interest or hardly any at all? All of these factors will help determine how to handle the offer. Countering an offer is fairly common but keep it within reason. Your Realtor can guide you through the entire process and offer guidance on how best to proceed.



Once you’ve accepted an offer and the paperwork is done, all that’s left to do is move. Your Realtor can help you find the perfect new home in the Nanaimo area or if you’re moving farther away, they can likely refer you to someone in your new city.
